Job Description

McKinley is looking for a passionate and collaborative Marketing Director to oversee the day-to day marketing of our apartment communities in with the goal of attracting and retaining residents across all communities.  They will also develop and lead the execution of McKinley’s brand. The ideal candidate will be have a successful track record in digital consumer marketing with specific expertise in leasing operation for multifamily/residential properties. This position will be based out of our corporate offices in Ann Arbor, MI. 

A bit about what a typical day would look like:

  • You would be developing and monitoring the leasing and retention performance and market trends/comps to determine appropriate positioning, pricing, leasing, and retention strategies for our communities.
  • Directing the architecture of and execute state-of-the-industry marketing platforms, SEO strategies, paid advertising campaigns, CRM, and other lead generation efforts (social ads, paid search, call source, etc.).
  • Using expertise to drive integration of marketing technology platforms to quickly and effectively respond to ever-changing leasing, availability, market, and search patterns.
  • Working with leadership team to ensure consistency and quality of branding across properties – while ensuring local community relevance at each property.
  • Mentoring and coaching property teams on effective sales, social media, and property attraction and retention techniques; Coordinate graphics, digital, event, and sales support

Your responsibilities would also include:

  • Managing a team consisting of a Digital Marketer and Graphic Designer.
  • Strategically planing and managing the conception, design, budget, and production of marketing activities and projects for all portfolio properties, including: Sales and Promotional materials, Analytics, Signage; Brochures/ Flyers; Photography; Web Sites; Presentations; Digital Advertising, E-mail/Direct Mail campaigns, photography assets, Marketing Videos, social media, etc.
  • Tracking and analyzing consumer data through lead analytics reports covering SEO, paid search and organic traffic. Provide marketing spend and placement recommendations based on the same.
  • Innovating smart processes and programs for execution/deployment of campaigns/materials.
  • Providing primary support and response to specific requests for analytics, collateral, environmental graphics, event management, promotional ideas, and other sales tools from communities
  • Negotiating vendor and supplier contracts related to advertising and marketing
  • Preparing marketing budgets and reforecasts for residential  communities.

Job Requirements

  • You should be an entrepreneurial thinker, collaborative, and relationship-builder with internal and external partners.
  • You should possess excellent communications skills and have a good aesthetic eye. Experience managing agencies and designers helpful.
  • Be technically savvy with experience in Microsoft, MRI, experience managing CMS and social media platforms and an understanding of AI and CRM consumer applications (preferred but not required).
  • Experience and success in a fast-paced “team” environment and adapting to multiple and rapidly changing priorities and deadlines. Creative team player, with the ability to adapt, pitch in, and delegate quickly and effectively. 
  • You ideally have a bachelors degree in marketing and experience marketing for a residential property management company and multifamily software usage/management.
